Determine your housing needs.

Do you need relocation services to help you coordinate the move? How long do you intend to live in your new home? Will you be starting or adding to your family? These are the sort of things you should consider when deciding what kind of housing you will need--not just now, but also five years from now. Remember, if you intend on moving again relatively soon,  inform your Lender so they can help you choose the right mortgage. It is recommended that you get credit approved before you start shopping for a home. This will provide you with the greatest negotiating power!  Identify Suitable Location:   The location of your new home will be something you'll want to decide based on your family's lifestyle.  Should it be near a school, convenient shopping, employment, health care or place of worship? Only you can answer that question.  Ambiance and curb appeal may be particularly important to you. Whatever your criteria, once you have a better idea of the areas you are interested in, share this information with your Real Estate Professional.  You can use Yahoo!'s "Get Local" online service or try the local Chambers of Commerce for neighborhood statistics.

Get On My Preferred Investor List

I SPECIALIZE in selling Bank Owned and Foreclosure properties commonly referred to as "REO" properties.  This presents a great opportunity for the investor.  To be assured you have the best chance of getting your offer on these properties accepted here are a few tips: 

1.  Meet with a lender to get credit approved or have a "Proof of Funds" letter from your banking institution if you are paying CASH.  REO Sellers typically will not respond to offers without this.

2. Expect to deposit $500.00 to $1,000.00 earnest money deposit upon acceptance of the offer.This will apply to the purchase price.

3. Even CASH offers will have a settlement fee to close.  This fee varies from $150.00-$300.00.

4. Inspections are encouraged however the REO  Seller prefers to sell  "AS IS" and will rarely make repairs.
